Let's back up a little bit and talk about what Joel and I got ourselves into with this little gem, shall we? Here is the room-by-room plan we came up with even before we closed on the house. Four weeks 'til move-in!

LIVING/DINING ROOM

  • Remove wallpaper throughout (Hey guess what? All the walls in the front half of the house were covered with 7+ layers of wallpaper, then multiple coats of paint. It all had to go.)
  • Remove fireplace + patch floor, walls, ceiling
  • Remove wall separating living/dining room and front bedroom. Install support beam.
  • Remove floor vent + ducting next to west (removed) wall
  • Patch floors where wall/vent had been previously; refinish throughout
  • Paint walls, trim, built-in shelves, front door
  • Change lock on front door
  • Replace thermostat with new programmable model
  • Remove window treatments (duh) and patch holes made in 100-year-old trim (AGH!)

FRONT BEDROOM

  • Remove wallpaper throughout (wow does that sound easy)
  • Remove wall separating living/dining room and front bedroom. Install support beam. (Listing again because it was THAT big of a job)
  • Remove closet with mirrored doors
  • Patch floors where closet and wall had been; refinish throughout
  • Paint walls, trim
  • Remove window treatments (duh) and patch holes made in 100-year-old trim (AGH!)

BATHROOM & HALLWAY

  • Remove tub and surround
  • Remove linen closet and frame/drywall old doorway
  • Replace window
  • Build walk-in shower and tile
  • Install glass shower door
  • Build shelving next to shower
  • Replace sink with new vanity
  • Move medicine cabinet so it centers on the sink
  • Move toilet to where linen closet used to be
  • Install shelves above new toilet location
  • Replace flooring
  • Install fan + overhead light
  • Install sconces flanking medicine cabinet
  • Paint walls, trim, door
  • Remove air return grate in hallway - need to replace?
  • Remove flooring in hallway - wood underneath?

BACK BEDROOM

  • Remove carpet and parquet tiles
  • Refinish fir floor that hides underneath
  • Frame and drywall doorway that leads directly to kitchen (?!!?)
  • Remove door to closet, install curtains
  • Paint walls, trim, door
  • Remove window treatments (duh) and patch holes made in 100-year-old trim (AGH!)
  • Build new closet setup for Sheri's clothes

  • Frame and drywall doorway that leads directly to back bedroom. Modify existing trim to look original.
  • Paint cabinets, walls, trim
  • Replace back door with glass door
  • Figure out more storage - rolling carts, bakers racks, etc

BASEMENT

Oh man I almost forgot about the basement, and I have zero before photos of my own.
  • Remove chimney base (you can see it near those gross bookcases)
  • Pour concrete to level floor where fireplace used to sit
  • Replace one rotted support post (found in our inspection)
  • Replace the other support posts while we're at it, since none of them have proper footings
  • Paint walls and ceilings white
  • Paint window trim and door black
  • Paint floor and stairs grey

And that's it! No prob.

You have such an organized to do list. This is something me and my husband won't be always available to accomplish. Yes, even just a list. We will be too busy to make one. It's frustrating. How can we fix our house if we can't even do this simple task. I am glad you came up with this one. Maybe I will show this to him so he will try to make a similar one for our house and if we can't do it ourselves, maybe it's easier to hire people. At the very least, we have a list.
